Site location

The site is located at 707-725 Lordship Lane. It is home to a  Bingo Hall and an associated surface car park.

It is located on the southern side of Lordship Lane, within the eastern part of the Wood Green Town Centre and a short walk from Wood Green Underground Station. Wood Green has been identified as a Metropolitan Town Centre. Under the London Plan, it serves as a catchment area to promote shopping and retail services. Wood Green High Road provides a mix of period terraced retail properties, along with the Shopping City destination.

Together the retail offer of Wood Green includes national retailers, smaller local chains, independent traders, and market stall holders.

Planning Context

The site is close to Wood Green tube station. As such the whole site has a Public Transport Accessibility Level (PTAL) rating of 6a – indicating an excellent connection to the public transport network, the second best on the scale.

It forms part of the blue ribbon network, Wood Green Growth Area and Wood Green Metropolitan Centre. To the South of the site is Noel Park Conservation Area. This site represents an underutilised opportunity in a highly accessible town centre location. There is scope for comprehensive redevelopment to bring new employment and homes into the town centre with an improved frontage onto Lordship Lane, and a significant reduction in surface car parking.

The site has been allocated for a mixed-use redevelopment in the Haringey Local Plan for some time. As such, the proposals showcased today deliver on the council’s ambitions for the site.
